Pre-Purchase

Partial Inspection

A partial inspection is typically requested by the existing property owner who may have a concern about a specific system, such as a leaky roof, basement, or electrical issues. We conduct assessments on at least two systems and provide professional consultations on the repair or upgrade on the systems in question.

Pre-Sale/Pre-Listing

A pre-sale or pre-listing inspection is typically requested by homeowners and listing agents to understand the existing condition of a property prior to listing it. This inspection is meant to discover major problems that need to be corrected to ensure there are no surprises during the sale. This inspection includes the eight major systems: structure, electrical, HVAC, plumbing, basement/crawlspace/slab, roof, interior and exterior.

RADON TESTING

Radon is a naturally-occurring, colorless/odorless radioactive gas, formed by the decay of Uranium. Any home can have radon regardless of its age, structure, or size. Analysis of test devices and reporting of results is performed by a laboratory accredited by the National Radon Safety Board (NRSB) and/or the National Radon Proficiency Program (NRPP). We use SunNuclear monitors which are approved by NRPP, calibrated, and tested according to the NIST standards.

Termite & Pest

Evidence of termite damage includes buckling floors, dry rot in wood floor joists, and wood rot found in door and window frames where water damage exists. Our licensed termite professionals look for wood-destroying organisms that can cause significant damage to a home. The termite inspectors will inspect from the ground to the first floor, including attics to examine the roof structure, if accessible. A termite inspection will typically last 45 minutes to an hour.

Drone Inspections

Our drone inspections are performed by our FAA 107 and 137 certified, licensed, and insured drone pilot. During the aerial inspection, our pilot operates the drone, camera, and video while our home inspector directs the pilot to the points of special interest and views of different angles of the home and/or surrounding property. The client is provided a full inspection report that may include 5K ultra high definition images, thermal imaging, and/or footage, as applicable.

One Year Walk Through

A one year walk through inspection is typically requested prior to the purchase of a new home that is approaching the warranty expiration. The inspection is conducted as a punch list and focuses on discovering deficiencies that need to be corrected by the builder. This inspection includes the eight major systems: structure, electrical, HVAC, plumbing, basement/crawlspace/slab, roof, interior and exterior.

Five/Ten Year Maintenance

A five or ten year inspection is typically requested by a homeowner who has been in their home for at least five years, as recommended by most safety agencies. This inspection can also assist homeowners better plan remodeling efforts. This inspection includes the eight major systems: structure, electrical, HVAC, plumbing, basement/crawlspace/slab, roof, interior and exterior.
